Renovation Timeline
From March 2017 to April 2019 we renovated the whole house. The foundation and frame were solid, so it was worth the effort to upgrade this 1986 build. We began with the exterior and replaced all the old windows, skylights and doors with modern energy efficient high quality units. The old wood siding was removed and replaced with a high quality fire resistant fibre-cement siding. Before the installation of the siding all of the exterior walls were reinforced with 1/2 plywood and a new layer of tar paper installed. This added tremendous shear strength to the frame of the house. The roof, soffits, attic venting and all of the exterior trim were redone completely new, and the house was painted with three coats of a high quality exterior paint. Finally, the driveway was paved and the perimeter concrete sidewalks poured.

April -New Douglas Fir wood flooring installed
May - Garden Enclosure completed
July to October - Front yard and Driveway concrete retaining walls completed New underground 200 amps electrical service installed with new metal pole at the north-west corner of the property. Cable and optic cable services also put underground. Driveway backfilled and compacted with road base.
August - South retaining wall and designer fence completed
Septic system repaired and inspected, new distribution box installed, field lines cleaned. New tank cover installed for easy access when servicing. Chimney and fireplace removed Old siding removed, new 1/2 plywood sheathing added to all exterior walls, new Hardie fibre-cement siding installed.
All windows were replaced by new vinyl double glazed argon filled windows with interior VG Douglas fir trim on inside face.
All skylights were replaced with new Columbia Skylights double glazed units.
New solid wood exterior doors manufactured by BC Doors. Entry is solid Western Red cedar, and deck and back door are VG Douglas fir. New 25 years asphalt shingles roof with new 1/2 plywood sheathing underneath installed.
New painted tongue and groove solid wood soffits installed. New gutters and downspouts installed. Attics properly insulated and vented and new insulated and air-tight access panels installed. Extensive interior renovation where original R-14 insulation was upgraded to R-22 insulation with new vapour barrier installed.
All electrical and plumbing was upgraded. Rooms completely upgraded: All Bathrooms Master Bedroom Lower floor (Bathroom, Laundry room, TV room, Study) Kitchen Entryway
January - All new solid VG Fir interior doors custom made by owner All new VG Fir door and window casing plus baseboards
April - Kitchen Renovation Completed
June - New sidewalk completed on south and west side of house.
July - Driveway paved
March 2021 to January 2022 - New high-end shop built and attached to house. Backyard retaining walls and perimeter sidewalks completed.
April 2022 - Backyard landscaping completed
April - New backyard shed built
September - Front yard landscaping completed.
